What is the role of the Garden Service?
Most estates or complexes, whether they are Sectional Title or Homeowners Associations, require the services of a gardener or garden service to attend to the communal gardens.
In a smaller complex, this may be an in-house, part or full time gardener who is supervised either by a Trustee / Directors, a volunteer resident or the caretaker. In larger estates or complexes, this service is often outsourced to a Garden Service who specialises in the design and upkeep of residential developments. In some cases the Garden Service will also maintain the communal swimming pool.
The decision on who to allocate the gardening work to is made by the Trustees / Directors. They may request assistance from either their managing agent or estate manager in obtaining quotations, but it is they who, negotiate the contract and who approve the cost of this service. Owners should be aware that the Garden Service is employed to maintain the common property and should not be requested to do private work during business hours.
The extent of the service required varies considerably from complex to complex, dependant on the size of the complex, the facilities in the complex and the budget available.
In a Homeowner’s Association, the owners are responsible for maintaining their own gardens so the Garden Service would only attend to work in communal areas like the entrance, pavements, clubhouse, parks or walkways.
In a Sectional Title scheme, it is likely that the Garden Service will attend to enclosed gardens of each unit as well, as these are often common property, deemed to be exclusive use areas, but which do not actually belong to the owner of the unit. They will also attend to the communal areas of the complex. In a smaller complex, a single gardener may be required to maintain the pavement and entrance, for example. In a large complex, a team may be supplied by the Garden Service.
The services offered differ from service to service but may include landscaping, garden maintenance, pool maintenance and cleaning, refuse management, water feature and irrigation installation and maintenance, seasonal planting, composting, and fertilisation.
